Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than a half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced based on classic or updated features.
Application fees are $75 per person for everyone 18 years or older that will be occupying the apartment. You may pay these online by credit card (a small fee will apply). All application fees are non-refundable.
A one-time non-refundable Holding Fee of $100 is due at the time of application, and will hold the apartment off the market while we process your application.
The administrative fee is a non-refundable $100 fee that is due at move in.
Applications may be found under the log in tab of our property website, or you can stop in the office for a paper application during business hours.
Residents are responsible for paying their own gas and electric bills through Ameren and Spire. The resident is also responsible for a portion of water and sewer, in addition to your base monthly rent. If you fail to have utilities in your name during your occupancy, you will be billed $50 and the cost of the utility.
Security deposits will vary depending on qualifying criteria. Security deposits start at $300 and go up from there.
Rent is always due on the first of the month and a $75 late fee is assessed on the 6th of every month (Sundays and holidays included). An additional $5 a day is assessed after the 6th until rent is paid in full.
A non-refundable pet fee of $325 for 1 pet and $425 for 2 pets is due at move in, plus a monthly pet fee of $40 per 1 pet and $50 for 2 pets is required at move in. A non-refundable Doggie DNA fee of $50 is required per pet at move in. ????A maximum of two (2) pets per apartment, with a combined weight limit of 100 pounds, no breed restrictions.
Resident Questions
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message. You may also submit work orders online if you are enrolled in our online services.
Yes, if the lease break fee has been paid. A 60-day notice is required before vacating your apartment, and the lease break fee is $2500. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Your guests are welcome at Vicino. If someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 14 days, they will need to fill out an application to be added to your lease agreement.
We require a 60-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes! We have partnered with a national renter's insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation, so there is nothing further you would need to do.
If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage. You are allowed to use gas grills on the property if you are at least 10 feet away from the building. We also provide grill locations on the property.
If you are locked out during business hours, you can come to the office to be let back in your apartment. Outside of business hours, you will need to contact a locksmith. If the lock is changed, you must provide us with a copy of the key within 24 hours.
If you have lost your keys, you may have new keys made at our office during business hours for a small fee.

My boyfriend and I have lived at Vicino on the Lake for almost 2 years now and we just renewed our lease. We love the location, community, amenities, and staff. Everyone, including our neighbors, are so friendly. Maintenance requests are completed quickly, as well. We definitely recommend! :)

I have been here for about 4 months and love it! The ladies in the office are the sweetest gals ever. They are always happy to help, even with non-apartment troubles. As far as my apartment, I love it! I haven't had any issues with pests, laundry, dishwasher, etc. The pools and gym are well taken care of and I always feel safe walking around the neighborhood, or the schnucks right behind the apartments!

I’ve lived here for 3 years and the property has gotten better with the recent buyout, which I feel is rare (major tree trimming project, decrease in common area fees, enhancements). I recently had an encounter with one of the owners and he was super pleasant. The entire leasing staff is kind and friendly. We pop in often and they give my dog all of the love and treats.

This is a very family friendly place to live. They are relatively quick to help with maintenance requests and emails. Pet friendly and nice spaces. The pools and gym is a good benefit as well. The only major complaint I have is leaf removal and very limited parking spaces (no assigned parking spots available)
